Each row shows the first month when cash readiness, mortgage readiness, and full readiness align for a target price. Because home prices are projected forward, the future adjusted price can be much higher or lower than the original target price depending on the time to readiness. The Years to Readiness column shows that time gap clearly, and the Down Payment column shows the actual down payment used in the projection. If a user has savings well above the minimum required down payment, the model now applies more of those savings to reduce the mortgage amount.
