What is The Process Like?

1. What are the Disclosure Documents?
Disclosure documents include all the associated costs and risks associated with your mortgage. Disclosures are based on the lender’s Commitment and associated information.
2. What is Discussed During the Initial Consultation?
I get to know you, your needs, and your dreams. I’m here to provide solutions to your challenges and facilitate your dreams. I let you know what information I need, and I help you start to get everything in order.
3. Why are you better than going to the bank?
A bank employs ‘mortgage specialists’ who are on-quota salespeople who sell only their bank’s products. That limits your options and increases your cost. Unlike the bank, I am a provincially licensed professional who gets to know you, creates a strategy just for you, and shops the mortgage market to get you the best solution at the lowest cost. I have a legal, fiduciary duty to you; a bank salesperson’s duty is to the bank.
4. How do I get the money?
After all the work is done, the lawyer will contact you and arrange for you to sign the closing documents at the lawyer’s office. The lender deposits the funds into the lawyer’s trust account, the mortgage is registered, and the funds are disbursed by the lawyer.
5. Can I get Pre-Approved?
Absolutely! If you are just starting to look for a home, let me pre-qualify you. Pre-qualfication can be done quickly because there is no credit check. Shortly afterwards, I will get you pre-approved which requires a credit check. You will want to be pre-approved before you make an offer.
